Do You Want It Cleaned Now — Or Clean Forever?

Every property starts in a different condition. We give you two clear paths to the same destination: a cleaner, better-maintained exterior.

Note: Heavily soiled surfaces may take a couple of gentle cleans to fully respond — especially roofs and concrete. This is normal and expected.

Option A — Clean It Now

Clean It Now

If your property needs an immediate reset, we start with a full restoration clean. Heavy buildup removed, surfaces brought back to baseline. Then we move into recurring maintenance.

  • Full restoration wash
  • Deep organic removal
  • Immediate visual results
  • Higher upfront investment
Option B — Start Maintenance Now

Start Maintenance Now

Start the plan and allow the property to improve over repeated quarterly visits. Lower entry point, steady improvement, long-term protection.

  • Quarterly visits
  • Organic suppression
  • Gradual improvement
  • Lower entry point

A Note on What We Do

This plan is focused on recurring exterior maintenance — not one-time pressure washing, Home Watch, property management, or inspection services.

We work alongside those companies, not in place of them. Home Watch keeps eyes on the property. Property managers keep the relationship and operations moving. Elite keeps the exterior surfaces clean and protected.

BUILT TO SUPPORT YOUR PROPERTY TEAM
You keep the client relationship. We keep the exterior maintained.

What's Included in Your Exterior Maintenance Plan

Every recurring house washing plan in WNC is built around your property. Services rotate by season to match Western North Carolina's climate — heavy pollen in spring, humidity and algae in summer, organic growth and debris in fall.

Typical Service Rotation
Q1 (Spring)House exterior wash, flatwork, windows, gutters, cobweb knockdown
Q2 (Summer)House exterior wash, flatwork, windows, organic suppression
Q3 (Fall)House exterior wash, windows, roof organic treatment, gutter flush, flatwork
Q4 (Winter)Flatwork maintenance, stone and exterior surfaces as needed

Exact services are determined by your property's condition and needs at each visit.

Annual Services
  • Roof organic treatment — we spray your roof to eliminate mold, algae, and organic growth
  • Roof oil treatment — applied after the spray to neutralize and protect shingle integrity (the shampoo and the conditioner)
  • Full gutter cleaning — inside flush and outside wash, twice yearly
  • Walls cleaned
  • Exterior condition documentation — visible surface concerns noted and reported at every scheduled visit
Monthly Touch-Up (Included)
  • One included touch-up visit per month, up to one hour, by request
  • Just send a text and let us know what you need taken care of
  • Anything over one hour is billed separately at our standard rate

Simple Service Rules for Your Soft Washing Plan

We define exactly what's included and what isn't — so there are no surprises on either side.

Roof Rule

Roof is treated once per year during the annual fall service unless otherwise quoted. Quarterly maintenance does not mean quarterly roof washing.

Gutter Rule

Full gutter cleaning is included twice per year as part of your annual services — inside flush, outside wash, downspout check. Quarterly visits include a ground-level flow check. Heavily clogged gutters or unusually difficult access between scheduled cleanings may be quoted separately.

Window Rule

Maintenance-level exterior window cleaning is included. Full water-fed pole cleaning is available as an upgrade.

Driveway Rule

Standard driveway maintenance is included. Specialty stains (tire marks, red clay, rust, oil, fertilizer) require specialty treatment quoted separately.

Trash Can Rule

Trash can rinse/detail is included when cans are accessible. This is intended as a light rinse and refresh. Heavy contamination, maggots, biohazard conditions, or deep sanitation require separate pricing.

Reset Rule

If you want faster cosmetic improvement or heavy stain removal, a reset clean can be added and quoted separately.

Optional Add-Ons for Your Exterior Maintenance Plan

Build the plan around what matters most to your property. Any of these can be added to your base plan.

Full Water-Fed Pole Window Cleaning

DI spot-free rinse, professional glass standard.

Full Gutter Cleaning

Downspout flush, elevated access, drainage checks.

Specialty Stain Treatment

Red clay, rust, tire marks, irrigation, oil, mineral deposits.

Fixture & Detail Cleaning

Exterior light fixtures, cameras, sensors, door hardware, and mounted equipment within ground-level reach — wiped down and cleared of buildup. Elevated fixtures requiring ladder access are quoted separately.

Managed Property Support

Quarterly photo documentation, condition summaries, pre-arrival refresh, PM packages.

Priority & Off-Cycle Service

Emergency visits, event prep, holiday readiness.

Reset, Restoration & Sealing

Initial deep clean, restoration cleaning, surface sealing.

Ask us what exterior areas bother you most or make the property feel dirty even after it's been cleaned. We'll build the add-ons around those areas.

How It Works

The base plan maintains your property every quarter — organic suppression, surface washing, gutter checks, and seasonal adjustments on a rolling schedule. Start with a reset clean if the property needs a baseline first, or begin maintenance now and let the property improve over time.

Surface-Safe by Design

We use a controlled 1% sodium hypochlorite solution blended with water and a premium professional surfactant. This helps the cleaning solution cling, spread evenly, and rinse cleaner while suppressing algae, mold, mildew, and pollen film without aggressive pressure.

No high pressure. No surface abuse.

Just a controlled maintenance clean.

Elite Environment supports Home Watch companies and property managers — we don't replace them. We handle the recurring exterior maintenance so your team doesn't have to, and we document visible surface conditions during every scheduled visit to keep managed properties like those at The Cliffs, Biltmore Forest, and The Ramble cleaner and better maintained without adding another vendor relationship to manage.
